Who we are

This website (yanniraposo.com) is operated by Yanni Raposo, a real estate agent with Right at Home Realty, Brokerage. This policy describes how we collect, use, and protect your personal information when you use this site or contact us.

Information we collect

We collect only the information you provide when you:

• Submit the contact form: name, email, phone when provided, message, reason for contacting me, reply preference and optional preferred day and time (Toronto local). You may also provide property type or location, target areas, purchase or rental budget, timeline, bedrooms and move-in date.
• Optionally opt in to occasional market updates by email (marketing consent is separate from inquiry consent)

We may also collect technical data such as your IP address and browser type when you visit the site, for security and (only if you accept optional cookies) analytics. Google Tag Manager, Google Analytics 4, Meta (Facebook) Pixel, Vercel Analytics, Vercel Speed Insights, and live Google review content via Google Maps Platform load only if you accept optional cookies via the cookie banner. The listings map (also Google Maps Platform) loads only after you accept optional cookies or click "Show map" on the listings page; when it loads, Google may receive your IP address, the page URL (including search filters), and the map area you view. Preferred callback day/time is used only to schedule a reply and is not sent to analytics.

Listings (MLS® IDX)

Property listings on this site are open to browse. You do not need an account or registration to search or view them.

• Security and audit logs: when you use listing search or detail features, we keep limited access metadata in Upstash: a hashed form of your IP address, the request operation, its status, and a timestamp. These logs are kept for 90 days. They are used only to detect abuse and meet our listing-data obligations, are not used for marketing, and are not shared with advertising or analytics services.
• Analytics: Google Tag Manager, Meta Pixel, Vercel Analytics, and Vercel Speed Insights may run on listing pages after you accept optional cookies. Page URLs sent to analytics drop query strings and fragments (map filters are not included). Custom events do not include MLS numbers or addresses. The optional Google listings map is separate: it loads only after cookie consent or a "Show map" click, and may share technical data with Google as described above. When a listing has no map coordinates in the feed, our background processor matches its address against Statistics Canada's National Address Register using our private lookup service hosted by DigitalOcean. We do not send these addresses to Google Geocoding or log addresses in the lookup service. Verified coordinates are stored with Upstash. Unmatched addresses enter a restricted review queue and expire after 30 days without further processing; listing-derived review data is also removed when IDX access ends.

We do not sell or rent your personal information, and we do not share it with anyone other than the service providers needed to run this site.

Planning tools and inquiry protection

Calculator amounts stay in the page and are not sent to analytics, email or our contact storage. Checklist checkmarks are stored in your browser session when available. A non-sensitive confirmation receipt is kept in your browser session for up to 24 hours. For inquiry protection, Upstash stores hashed request information and submission status for seven days, plus hashed IP rate-limit records for one hour. Contact details and message text are sent through Resend to respond to your inquiry; they are not stored in these Redis records.

Analytics and marketing cookies

When you first visit the site, you may see a banner asking whether you accept optional cookies and third-party content. If you choose "Accept", we may load Vercel Analytics, Vercel Speed Insights, Google Tag Manager, Google Analytics 4, Meta (Facebook) Pixel, live Google review content via the Google Maps Platform Places UI Kit, and the Google listings map on the listings page. If you choose "Decline" (or have not chosen yet), we do not load those optional tools and only essential site functionality is used. On the listings page you can still click "Show map" for that visit without accepting optional cookies; loading the map shares the data with Google noted above. Contact form submissions and direct phone/email contact work without analytics cookie consent. Transactional inquiry email is sent via Resend as our inquiry processor; Resend is not gated by the cookie banner. Your choice is stored in a first-party cookie named cookie_consent so we do not ask again on every visit. You can change your mind anytime using the Privacy settings link in the site footer (or on this page) - you do not need to clear your browser data. Rejecting after acceptance reloads the page so optional vendors stop. Our contact-form and email consent (CASL) are separate from this cookie choice.

Google Maps Platform (reviews and the listings map) is subject to Google's Privacy Policy and Maps Terms. See also our Terms of Use.

Privacy settings

How we use your information

We use the information you provide to:

• Respond to your inquiries and provide the services you request
• Call you back at a preferred day or time when you provide one
• Follow up regarding real estate services
• Send occasional updates about the market or our services, only if you have agreed to receive them (see CASL below)

We do not sell, rent, or trade your personal information to third parties. We may share information with service providers (e.g. email delivery, analytics) only to the extent necessary to operate this website and communicate with you.

CASL (Canadian Anti-Spam Law) compliance

Under Canada's anti-spam law, we will only send you commercial electronic messages (e.g. marketing emails) if you have given express or implied consent. When you submit the contact form, we will only add you to a mailing list if you explicitly opt in (e.g. by checking a box that you agree to receive communications). You may unsubscribe at any time by replying "unsubscribe" or contacting us at hello@yanniraposo.com.

Data retention and security

We retain your information only as long as needed to fulfill the purposes above or as required by law. We take reasonable steps to protect your data (e.g. secure hosting, HTTPS). No method of transmission over the internet is 100% secure; we cannot guarantee absolute security.

Your rights and contact for data requests
